Why are my pavers sinking or settling?

Why are there ruts or low spots in my paver driveway where cars drive or park?
Ruts or settlement in tire paths are extremely common on paver driveways and areas needing travertine.
Driveways experience concentrated, repetitive weight in the same locations. If the base beneath those areas was not properly compacted during installation, or if it has weakened over time, the surface will begin to settle where vehicles travel most often.
This is especially common:
- In parking spots
- At garage entrances
- In turn-in areas
- On driveways installed over poorly compacted soil
The pavers themselves are rarely failing. The base underneath is compressing.
We repair driveway ruts by lifting the affected section, correcting and recompacting the base, and resetting the pavers to proper elevation and slope so the repair blends seamlessly.
How do you repair pavers that are holding water or causing drainage problems?
Standing water is usually a slope or base issue.
We evaluate surface pitch—minimum 1/8 inch per foot with ideal slope being 1/4 inch per foot—and determine whether regrading, base correction, or structural adjustment is needed. Water must have somewhere to exit the surface.
Correcting drainage protects your hardscape long term and prevents future failures.
Do you repair pavers around pools that have shifted or separated?
Yes. Settlement around pools is extremely common, especially within the first few years after construction. When a pool is built, the surrounding soil is excavated and then backfilled. If that backfill is not properly compacted in lifts, or if it settles over time, the pavers installed above it can begin to sink or separate.
In many cases, some degree of settlement is simply part of the natural stabilization process. Until that movement has fully occurred, minor shifting can continue.
There isn’t a product that prevents settlement if the original backfill was not compacted correctly. The solution is structural correction:
- Lift the affected area
- Add and compact additional base material
- Ensure base material is not being lost through sifting
- Re-establish proper support and slope
- Secure perimeter restraint

Why is my paver edging lifting or separating?
This is extremely common in freeze/thaw climates.
Traditional plastic edging is secured with spikes driven into gravel. Over time, freezing ground movement lifts those spikes, causing edging to rise and separate from the pavers.
We replace failing plastic edging with a fiberglass-reinforced, cement-based perimeter restraint system designed to withstand climate movement.

Do you replace plastic edging with something more permanent?
Yes. Our reinforced cement-based edging system replaces traditional plastic restraints. Because it contains polymers and fiberglass reinforcement, it performs significantly better in climates with seasonal movement.
Edging replacement includes a 2-year warranty.
Do you replace cracked or chipped pavers?
Yes. We can selectively do damaged paver repair or loose paver repair when replacements are available. If matching materials are no longer manufactured, we’ll discuss tinting options or design adjustments to create a cohesive look.

Can you fix small areas of damage without tearing out the entire patio?
Absolutely.
Most repairs are isolated corrections. We lift only what’s necessary, correct the structural issue, and reset the surface so it blends seamlessly with the surrounding hardscape.
